This three-structure office complex enjoyed a prominent location on an increasingly prestigious central Phoenix thoroughfare. However, a change in ownership and management plus a high vacancy rate prompted reconsideration of the property's design. The design scheme reflected an outdated, late 70's aesthetic, with earth tones predominating. The large main lobby was essentially unfurnished.
Working with a limited budget, Norma Escandón Michaels worked on the common areas of all three buildings, which were extensively remodeled. A soothing beige and grey color palette was chosen for the purpose of eliminating the cold, harsh feeling of the interior common areas. The seating solution was composed so as to provide a focal point within the sizable elevator lobby.
Oversized, contemporary armchairs--chosen to coordinate with the scale of the spaces--were strategically placed around a coffee table lit by three pendant-hung light fixtures. Built-in display ledges were added to help break up the space visually and to create additional design options. The natural wood finishes of the ledges added warmth and personality to the lobby. To enhance the custom-designed feel of the interiors, faux-travertine porcelain wall tiles were added strategically to wall surfaces throughout all the lobbies.
Within two years after the remodel, the office complex was largely leased. It is now considered a premier property.
Design services included: construction drawings, space planning, custom millwork, furniture and finish selections, art program, planting selections, project management and field observation. Tenant improvement design services were also provided for various offices throughout this property.
